We gather a range of information, supporting documents and financial data (as appropriate) from you in our initial consultation phase.

We use the following options depending on your preference:
Nominated asking price targeting all potential buyers
Expression of Interest over a nominated figure targeting all potential buyers
'Off Market' targeting only large corporate buyers.

Childcare Sales Australia requires a signed agency agreement by law, and cannot commence marketing a property until an agency agreement is signed by the vendor.
The Sales & Marketing Process

The Information Memorandum (IM) is a detailed document about your Childcare property.

The property is listed on our website.
A broadcast email is sent to our extensive database providing basic details without identifying the property.
Interested parties complete our online Confidentiality Agreement with their details in order to receive the Information Memorandum.
Owners receive weekly enquiry reports via email.

Many owners don’t like agents coming through the centre conducting inspections, as it can potentially alert staff or parents of a potential sale. We have several options available to conduct inspections unobtrusively and without suspicion by staff, which include:
• Mock “Parent or grandparent inspections” by a buyer during opening hours
• Weekend or after hours inspections by the buyer

Childcare Sales Australia will immediately communicate any written offers received to the owners. Part of this process is ensuring we maximise the outcome for you, the owner.

Once the best written offer is negotiated by us and accepted by the owners, we prepare a document called a Heads of Agreement. The Heads of Agreement outlines all of the property's details, seller/lessor, buyer/lessee, legal parties for both, prices, special conditions etc. This helps to reduce legal fees once placed in the solicitors' hands to draw up the Contract of Sale or Agreement For Lease/Lease and also speeds the process.
